Abstract

Abstrak: Komunikasi pada Quantity Surveyor (QS) adalah kunci utama di dunia konstruksi termasuk pada badan pemerintahan, pemilik bangunan, arsitek dan kontraktor. Adapun fenomena yang terjadi adalah masih banyak proyek yang terlambat dan over budget, padahal sudah menggunakan alur komunikasi dan telah ditetapkan peran Quantity Surveyor. Penelitian ini menganalisis pengembangan alur komunikasi peran QS pada developer swasta berbasis risk dalam mengelola / mendokumentasikan resiko dalam pengelolaan QS untuk meningkatkan kinerja waktu. Penelitian ini adalah penelitian kualitatif dengan metode analisa risiko berdasarkan validasi pakar (pendapat ahli). Hasil penelitian menyarankan bahwa QS perlu dilibatkan dalam proses perekrutan calon peserta tender; proses perhitungan Surat Penawaran Harga dan pekerjaan tambah kurang; dalam setiap proses tender hingga serah terima pekerjaan juga harus memperhatikan penggunaan SOP (Standard Operating Procedure).

Abstract: Communication on the Quantity Surveyor (QS) is a primary key in the construction world, including in government agencies, building owners, architects and contractors. The phenomenon that occurs is that there are still many projects that are late and over budget, even though they have used communication channels and the role of the Quantity Surveyor has been assigned. This study analyzes the development of the communication flow of the role of QS in risk-based private developers in managing and/or documenting risks in QS management to improve time performance. This research is a qualitative research with a risk analysis method based on expert validation (expert opinion). The results suggest that QS should be involved in the process of recruiting candidate tender participants; the process of calculating the quotation letter and addendum work; SOP (Standard Operating Procedure) must also be considered in any tender process until project handover.
